DV8 Urban was founded by Ryan Mitchell and Carlos Veliz to identify opportunity in existing buildings and transform it into quality housing for modern living. We focus on the thoughtful rehabilitation of properties into studio, one-bedroom, and two-bedroom apartments—combining practical execution, durable finishes, and respect for the neighborhoods we serve.
Our approach is straightforward: see potential where others see a challenge, improve each property with intention, and create homes people are proud to call their own.

Ryan Mitchell
Co-Founder
Ryan Mitchell is a co-founder of DV8 Urban and an entrepreneur with nearly 30 years of experience building businesses and leading projects. With a hands-on background in construction and real estate, including prior contracting experience in Florida, he brings practical judgment and disciplined execution to every project.
He focuses on seeing the potential in properties others overlook and turning them into quality apartment homes that strengthen the neighborhoods where DV8 Urban invests.
His approach is simple: plan carefully, build with purpose, and stand behind the finished product.
Carlos Veliz
Co-Founder
Carlos Veliz is a co-founder of DV8 Urban and a real estate investor and developer with more than 20 years of experience in acquisitions, asset management, construction, and property operations.
A graduate of California State University, Northridge, Carlos began his career at Rose Equities in Beverly Hills, where he helped oversee real estate portfolios valued at more than $500 million. After 2008, he expanded into Northern California, building businesses in construction, property management, and development.
Today he focuses on acquiring, developing, and repositioning multifamily properties in Sacramento. His approach: find opportunities others overlook, control costs, and create lasting value through disciplined execution.
